Terms & Conditions

All Bookings are subject to the following terms and conditions, so please ensure you read and fully understand them. If anything is unclear, please contact us so we can explain in further detail to avoid any future misunderstandings.

The Contract: A contract between you (the customer) and the Bath House Holidays will come into existence when the deposit or full payment is received and a confirmation is issued.

Deposits: For Bath House, either a deposit/full payment plus £300 security deposit must be paid at the time of booking. Little Bath and Tin Bath booking must be paid in full at the time of booking

Binding: The contract binds you (the lead booker) and it is your responsibility to ensure that all members of your party accept and adhere to these terms & conditions. Failure to comply with these terms may lead to termination of the contract and loss of the booking and any payments already made.

 Contact Details: Upon booking, we must be given the contact mobile phone details of the lead booker.

Payments: Bath House bookings made less than sixty days before the arrival date must be paid in full, along with the £300 refundable security deposit.

Balance: Any outstanding balances must be paid no later than sixty days before arrival or the booking may be treated as a cancellation.

Holiday Insurance: Just in case the unforeseeable happens and you need to cancel your holiday, we suggest you consider comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

Cancelation: We must be notified in writing and once received we will confirm the cancellation. You shall remain liable for any payments due in respect of the reservation whether or not they have been paid at the time of the cancellation. We will use our reasonable endeavours to re-let the property in respect of the cancellation period. If we are successful, you will be refunded the difference between moneys you have paid less the sums receivable from the re-letting after deduction of any costs and expenses incurred by us including an administration fee of £25.

Re-letting: If we are unsuccessful in re-letting the property, we will endeavour to return as much as possible of your despot/payment as possible, but will need to retain a portion to cover any costs we incur and loss of income. See below:
If cancelled more than 60 days before arrival, we retain 5%.   
30 to 59 days, we retain 50% and 0 to 30 days, we retain 100%.

Rescheduling: Remember we are always happy to reschedule whenever possible. If we are successful in rescheduling your booking, there will be no fees but a higher/lower daily/weekly rate may apply and a partial refund/further payment may be necessary.

Force Majeure: If your booking is cancelled due to any circumstances beyond our control, including, without limitation, an Act of God, Fire, Flood, War or Acts of Terrorism, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us. If by reason of Force Majeure the property is not available at the commencement of your holiday or the property is deemed unsuitable for habitation at that time, we shall not be deemed to be in breach of contract but shall refund in full to you all fees, charges and any deposit.

Lock Downs: If our property must close due to government restrictions or you are unable to travel due to government travel restrictions and if rescheduling is not possible, you will receive a full refund.

Occupancy: The maximum number of persons occupying the property must not exceed: Bath house 18, Little Bath 4, Tin Bath 2.

Visitors: Please be advised that no additional overnight visitors are allowed to stay at the properties as this invalidates our insurance. If you wish to invite additional daytime visitors to the property during your stay, please inform with us first.

Age Restrictions: Bookings cannot be accepted from persons less than eighteen years of age. The booker is responsible for the supervision of all members of their party under the age of 18.

Right of refusal: The owner reserves the right to refuse a booking without giving any reason.

Emergencies: We or our representatives reserve the right to enter the properties at any time to undertake essential maintenance, emergency repairs or for necessary inspection purposes.

Arrive/Depart: Arrival times are: Bath House 5pm, Little Bath and Tin Bath 3pm and guests are required to vacate by 10am on the day of departure. Failure to do so may result additional charges.

Usage: You must not use the properties for any other purpose than of a holiday.

Smoking: Smoking/vaping is strictly prohibited inside the properties. Vaping/smoking anywhere inside the premises (or even an excessive number of pets) could void our insurance and so may result in an immediate termination of occupancy, forfeiture of all payments plus extra cleaning costs.

Pets: We can only allow 2 doggies maximum, booked in advance.
-Dogs must not be left in the holiday let unsupervised.
-Please keep your lovable mutts off the furniture to ensure cleanliness for future guests
-Please clean muddy paws using the outside tap and if needed use the towel provided.

-If the property requires additional cleaning due to excessive mud, hair we have a minimum £50 fee plus any damage (scratches, damaged items etc) will be charged for.
-Bath House: A kitchen gate is provided which help control where dogs can wander.

Damage: Upon making a booking you accept responsibility for any theft, breakage or damage caused by you, your pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. Bath House only: A security deposit of £300 is required and will be returned within 7 days of the end of your holiday.

Breakages: Please treat the accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation upon arrival, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report this promptly, to give us time to repair/replace. The properties are thoroughly inspected at the end of the holiday and charges may apply for any loss, damage or extra cleaning costs, to be paid for in full within 7 days of notification.

Our Loss: If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss of earning arising as a result.

Furniture: Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bed linen outside.

Slipper-Zone: Please remove shoes before going upstairs (bring your slippers!)

Security: Please ensure all doors and windows are closed and locked before you leave the property.

Eco: Be an eco-warrior and please make sure you switch off lights, heating and any electrical appliances when you go out.

Cleaning Charges: The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Keys: Please note that if any keys issued are not returned at the end of your stay, you will incur the replacement cost.

Occupancy: You may under no circumstance re-let or sublet the property.

Possessions: The owners shall not be liable to you or your holiday party for loss or damage to your possessions, however arising.

Hot Tub Rules: Bath House Hot Tub (if hired)
-Children under 18 must have adult supervision.
-The hot tub can be used from 9am to 9pm out of respect for our quiet neighbourhood.
-The hot tub cover must be replaced after use to retain heat.

Fires: When wood burner stoves or open fires are lit, the fire guard must be used when unattended and fires extinguished before going to bed or leaving the property. To maintain the efficient operation of the stoves only the seasoned wood provided by us should be used. The use of candles inside the properties is prohibited.

Garden furniture cushions: Please ensure that garden furniture cushions are never ever left out in the rain, as they take an eternity to dry out and you may be held liable for the purchase of replacement cushions if they cannot be dried out in time for the arrival of our next guests.

Parking: Please always park your vehicles in the designated parking spaces allowing people space to turn on the drive.

Noise: We ask that you respect the community and behave in such a manner as not to disrupt the enjoyment of other people staying in the near vicinity or prejudice the reputation of the owner of the property. If you are deemed to be in breach of this clause, your contract may be terminated immediately and without compensation or any further obligation.

Unsocial Behaviour: We reserve the right to terminate the rental agreement with immediate effect where the unsocial or unreasonable behaviour of any guests impairs the enjoyment, comfort or health of other guests or neighbours. Any damage to facilities arising out of misuse or as a result of negligence and/or failure to follow the instructions herein will be chargeable to you.

Check-out procedure: We will send you a short message the evening before you leave us with a few essential prompts.

Third-party Interlopers: If you want to use the services of a third-party supplier other than our recommended chef, this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave and do not accept liability for the activities of any third-party suppliers.

EV Charger: We have one EV charger on site and ask than you let us know in advance if you will need it during your stay in case more than one guest needs to use it. We have a standard £10 overnight/daily charge fee, which should be left in the honesty tin on the day of departure.

EV Charger Restrictions: We do not guarantee availability and unavailability shall not constitute a breach of our booking contract. Use is at the owner’s own risk and we do not accept any liability for loss or damage sustained by you or your EV as a result of using the charger. You shall be responsible for any damage to the EV charging point. Attempting to charge an EV from a 13 amp socket in any of the properties is strictly forbidden as it invalidates our insurance.

Reporting Problems: Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it.

Breach: Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate

effect and without a refund if they do not abide by the rules.

One Rule: The Bath House Holiday properties are privately owned and have been lovingly created to ensure you have an amazing stay with us. We want all guests to enjoy the facilities and only ask that you treat the property with the same respect that you would with your own home.
